Our Property Leasing Services includes the following:

Property Intake Process Most municipalities have tenant habitability and retrofit requirements. These can include requirements that regulate the number and type of smoke detectors, carbon monoxide detectors, water heater strapping, and other rules concerning the habitability of a rental unit. We will inspect your house or condo and let you know if you have any deficiencies that need to be addressed prior to renting the property.

Marketing the property We market your rental property on Multiple Listing Service (MLS), Zillow, Trulia, Westside Rentals, Craigslist, and other media outlets. We take the photos, prepare and post the listings. Maximum exposure is important in commanding higher rents.

Showing the property Consists of taking phone calls and emails from prospective applicants. After pre-qualifying the applicant we make an appointment to meet the applicant and show them the property. If the prospective tenant likes the property we provide them with a Fair Housing Complaint Application Packet which explains the application process.

Screening applicants After receiving a completed application(s), we begin the screening process. This consists of making sure we received all documentation from applicant and running credit checks and background checks which consist of criminal and prior eviction checks, as well as contacting any prior landlords, current and past employer references to determine best possible applicant for the property.

Lease agreement Consists of preparing the lease agreement with any related documents; lead paint disclosures, addendums, and ensuring the lease is properly filled out, and executed by the tenant and you, the property owner. Protecting you, your property, and rental income is our highest concern.

Tenant Move In Inspection At the time the tenant takes possession of the property, we conduct a walk through inspection with the tenant. We document the condition of the property, take photographs, and have the tenant sign off on the inspection report. This protects you, the owner, from any conflicts that may arise at the time of the tenant’s departure at the lease’s end or termination of vacancy.

Pricing The cost of our leasing service is 6% of the first year’s rent – one time. For example, a home that rents for $2,000 per month the total fee would be $1,440.00. Our fee is due and payable only after we have placed a tenant in your property and you have received the security deposit and first month’s rent. We invoice you for our service after takes occupancy.


Monthly rent payments are paid directly by tenant to you.
